
The apartment blocks consist of 5 storey apartments over ground floor retail space over basement car park. There are 2 No. blocks immediately adjacent to each other.
Each block contains 68 No. apartments of which 4 No. are high spec penthouse apartments.
All apartments are fully air conditioned and provided with central supply and extract ventilation. Ventilation systems employ energy recovery where possible.
Cooling for the air conditioning system is taken from a district cooling provider which pumps chilled water around the entire site from a centralised chiller farm. Heat exchangers are located within the basement of each block and secondary chilled water circuits feed all air conditioning.
The penthouse apartments have an infinity swimming pool at roof level c/w associated plant.
There are 4 No. 1.5 MVA transformers in an electrical plantroom which service both blocks.
All emergency lighting is backed up via a central battery system. The system is capable of self testing and monitoring of lamp life.
A UPS network was also installed in order to provide emergency power to all data racks and selected air conditioning equipment which would be servicing critical data services.
A generator and automatic changes over switch was installed to provide back up emergency power for the fire water pumps, fire hose reel pumps, booster pumps, sump pumps, selected air conditioning equipment and also selected ventilation equipment.
The retail spaces on the ground floor include a restaurant and associated kitchen areas, a café, a fast food outlet and associated kitchens, a large retail store and miscellaneous retail outlets. Lighting Models were provided for all areas.
